Why your homeowners policy may not be enough
Homeowners policies are written for a home you live in. Many limit or exclude losses tied to renting the home to paying guests, especially on a regular basis. A long-term landlord policy is built for tenants on a lease, which is a different risk than a new group of guests every few nights.
Short-term rental coverage is meant to close those gaps: guest injuries on the property, furnishings and amenities guests use, and the bookings you lose if a covered loss takes the home offline. Read your current policy, or send it to us and we will walk through it with you.
Airbnb and VRBO are named here only to describe the type of rental. Sells Insurance is not affiliated with, endorsed by or partnered with either platform.
What we help place
Rental Building — Coverage for the dwelling against covered perils such as fire, wind and hail, written with short-term rental use disclosed.
Guest Premises Liability — Can help if a guest is injured on the property and you are found legally responsible, subject to limits and exclusions.
Lost Rental Income — Can help replace booking income lost while a covered loss is repaired. Time and dollar limits apply.
Host Contents — Furniture, linens, kitchenware, electronics and amenities you provide for guests, where available from the carrier.
Higher liability limits: Ask about them. Whether additional limits are available depends on your underlying policies and the carrier's underwriting, so we cannot promise them in advance.
Who this is for
Large, amenity-heavy homes — Multi-bedroom houses photographed for listings with hot tubs, game rooms and entertainment areas. More guests and more amenities mean more for underwriters to review, so disclose them up front.
Busy turnover schedules — Frequent check-ins, cleaners and handoffs. HOA rules and noise rules can affect how you operate; share them when we review the property.
Damage waivers and deposits — Useful, but not a substitute for insurance. They generally do not address guest injury claims or major property losses.
Local registration — Many cities and counties have their own short-term rental rules. Check your local registration or licensing requirements directly with your municipality.
Managers and multi-property hosts
If you manage several rentals, or own a portfolio that includes properties outside Colorado, bring the full list. We can review what we are able to help with and tell you plainly where another agent or a different market may be a better fit. Some needs may also overlap with business insurance.
Carriers we look at
We shop carriers that consider Colorado short-term rentals. Markets we often discuss include Steadily and Obie. Obie's focus is long-term rentals, so it is not an automatic short-term rental option; whether any carrier fits depends on your property and how you rent it.
How it works
- Contact us by phone, email or the quote form.
- Review the rental — nights booked per year, platforms you list on, amenities and who manages the property.
- Compare options side by side, including limits, deductibles and exclusions.
- Bind coverage only after underwriting acceptance and your authorization. We then provide policy documents and certificates as applicable.
